HELOC vs. Cash-Out Refinance:
Which Way Should You Tap Your Equity?

For many homeowners, the home has quietly built equity while they lived their lives. When it's time to put that equity to work (a remodel, an ADU, tuition, an investment), there are two main doors: a HELOC or a cash-out refinance. They feel similar. They are not.

The One Number That Often Drives the Decision

Your current first-mortgage rate. If you locked a low rate years ago, a cash-out refinance gives up that rate — you'd be repricing your entire balance at current rates just to access some equity. A HELOC leaves your first mortgage completely untouched; only the new money is priced at current rates.

Flip it around: if current rates are at or below your current rate, cash-out may be worth comparing — you could access equity and change the terms of your whole loan at once.

How Each One Works

  • HELOC: a revolving credit line behind your mortgage, typically up to 80–90% combined loan-to-value. Draw what you need during a ~10-year draw period (often with interest-only minimums), repay over the following ~20 years. Rates are usually variable.
  • Cash-out refinance: a brand-new first mortgage larger than your current one; you receive the difference at closing. Often a fixed rate and payment, but on the full balance.

Match the Tool to the Project

For renovations paid in stages — as most renovations are — a HELOC's draw-as-you-go structure can fit well: you're not paying interest on month-ten money in month one. For a single large, immediate need where payment certainty matters most, a fixed-rate cash-out may be worth a closer look.

Honest Cautions

  • A HELOC's variable rate can rise — model the payment at a higher rate before you draw.
  • Both options are secured by your home. Consolidating unsecured debt onto your house should be a deliberate decision, not a reflex.
  • Interest-only minimums are a feature and a trap — have a principal plan.
